The community is situated beside some of Calgary’s largest parks, and offers residents more than ample amenities. It’s a community that has a peaceful, serene air because of all the space and open feel.  The real estate in Beddington Heights has been substantially appealing to Calgarians for many years, and this is no exception.

This neighbourhood sits in the north-western quadrant of Calgary, tucked away behind Nose Hill Park. In fact, the park forms the south-western border  of the neighbourhood, a popular place for many residents here. It’s bordered on other sides by Berkshire Blvd, Beddington Blvd, and Beddington Trail. The communities of Sandstone Valley, Huntington Hills, and Country Hills surround it, very similar neighbourhoods in style and population.

The demographics of Beddington Heights tell of a community that desires good homes for raising families and settling down. Several thousand homes here house 11000 residents, a very large community by any standards. The predominant choice for residents is the spacious, large single-family homes found here. Attached townhouses and modern apartments make up the remainder of the options.  This is a fairly average Calgarian community with the median income hovering almost exactly where the rest of Calgary earns. 29% of the community are immigrants, made up of many different Asian and European backgrounds. The average household has lived here longer than 5 years, a telling statistic that Beddington Heights is a popular location to live. Although there is a solid established infrastructure for public transit, the neighbourhood prefers to drive to get to their places of employment. Many residents live in family units, the normal household having at least 2 children at home. Older residents also enjoy the peace and quiet of their community, settling down in homes here.    

The Beddington Heights Community Association does have a slightly less active presence in this community, and much of the communication comes though the monthly newsletter for events and programs. They offer preschool, community-wide garage sales, and a Stampede Breakfast to connect the people here. 

Amenities near Beddington Heights Real Estate

The community of Beddington Heights has plenty to offer the people living here. One of the most popular features of the neighbourhood is the proximity to Nose Hill Park. Entry to the northern end of this large municipal park provides plenty of trails, paths and places to explore. It’s a popular location for dog walkers because there are many designated off-leash areas.  Winter provides opportunities to snowshoe, cross country ski, and tobogganing. West Nose Creek is a large green area for biking and walking along the many trails in this valley.  

The neighbourhood does have its own small shopping plaza, a centre with a few restaurants, some grocery shopping, and small professional services located throughout the community.  For major shopping, residents prefer Deerfoot City or the shopping complex in Country Hills. Both are very close by. A major destination is CrossIron Mills which is about 15 minutes away from the neighbourhood. This location offers large savings on brand names and many outlet stores.

Transportation is easy along the Deerfoot Trail, just a couple minutes’ drive away. The ring road of Stoney Trail is also just minutes away, a quick access point to much of the city. 14th St along Nose Hill Park runs directly into the city, a perfect entry point for residents working in the downtown core. Access to the Calgary International Airport couldn’t be easier as residents are just 10 minutes away from the terminal when they leave their door.

Schools near Beddington Heights Homes for Sale

Beddington Heights does offer the students a good opportunity to choose a school that suits them. Beddington Heights School is an elementary school with several hundred students enrolled. The Kindergarten through to Grade 6 program is currently ranked 521st in the province. Saint Bede School offers Catholic education to those looking for good faith-based learning centres.  Senior high students can attend John G Diefenbaker High School, a reputable school with an International Baccalaureate program for advanced students. The high school offers exceptional opportunities in fine arts, and athletics, drawing in hundreds of students in the northwest area.
