Every month we uncover the top 10 neighbourhoods for both buying and selling. The list below is the most current and truly the best neighbourhoods in Calgary right now!
We curate this list monthly by looking at all the neighbourhoods in Calgary and rank them based on their months of inventory, or another term used is the absorption rate. This tells us how quickly or slowly a specific neighbourhood is currently moving based on the recent historical sales versus the active homes for sale in the neighbourhood currently!

It's January 2021, Happy New Year! We want to share with you the hottest communities to buy and sell in right now.
The latest Calgary real estate market report shows a crazy low number of inventory. 119% of all the homes listed over the last three months have sold. In effect, this is creating a declining inventory.
These communities have the quickest turnover for selling homes. So everything on this top 10 list is selling as quickly as three-quarters of a month or less.
10. Queensland
This community is situated to take advantage of the best that the south of Calgary offers. Queensland is sitting at a $310,000 average price base and has 0.75 months of inventory.
9. Coral Springs
This is the first time Coral Springs has been part of the list. This community is around the lake. It is suitable for activities and attractive for real estate. $487,000 is their average price point, and 0.75 is their months’ worth of inventory.
8. Applewood
Applewood is sitting at a $298,000 average price. They have 0.75 months of inventory. This community is designed to be friendly and open. It is perfectly structured for families to grow and settle down.
7. North Haven
This north-western community is on the border of suburban neighbourhoods and inner-city neighbourhoods. Houses here sell for $505,000 on average price point and have 0.67 months of inventory.
6. McKenzie Lake
The community has been sitting on prime real estate for decades. The major attraction has to be the lake around which the community is named. McKenzie Lake has an average price of $498,000, and they are sitting at 0.66 months worth of inventory.
5. Woodlands
Woodlands is currently at a $461,000 average price, and it has 0.65 months of inventory. This community has green spaces all around. Woodlands is much greener, much more open, and much more affordable to the average home buyer.
4. Riverbend
This community is great, like a hidden gem. It is at the crossroads of Deerfoot and Glenmore. They are at 0.6 months of inventory with an average price point of $420,000.
3. Scenic Acres
This one has been on our top 10 list over the last couple of months. This residential community is at the north-western corner of Calgary. They are sitting at a $534,000 average price with a 0.5 months’ worth of inventory.
2. Deer Run
Deer Run is sitting at $448,000, and they're at 0.38 months of inventory. This tiny community is insulated against the hustle of Calgary in a beautiful pocket of the southwest.
1.Charleswood
Many people are looking to get into the Charleswood area, making it the number one community this month. Properties move for a $596,000 price range and have 0.21 months of inventory. This community is perfect for older families to settle down.
The current market is super different. Many people are afraid to put their home on the market because it could sell quickly, and not have somewhere to move. Hopefully, in the next couple of months, we will see an increase in the inventory.
If you want the perfect storm, sell where there’s a low inventory - that’s a seller's market. Then buy where there are higher months of inventory because that's a buyers market. This is the perfect scenario if you want to make the right move.
10. Sunnyside
Following the Bow River’s bend, Sunnyside offers residents a pleasant place to live right at the heart of the city. The community has 8.8 months of inventory and a $350,000 average price.
9. Meadowlark
Meadowlark is a great little community, west of Chinook Center. They're at 9 months’ worth of inventory. The average price of homes there is listed at $500,000.
8. Bankview
Bankview is south of downtown. It is a community with lots of condos. You can buy a property there for the price range of $465,000. They are now sitting at 9 months worth of inventory.
7. St Andrews Heights
It’s interesting to have this community on the list because the typical price point of houses in St Andrews Heights is not $397,000. There are tons of high-end homes, multi-million dollar homes sitting in this community. They are currently at 10.5 months of inventory. It could mean that there is either nothing higher end for sale or they are just not selling.
6.Rosscarrock
Rosscarrock is in Calgary’s southwestern district. It sits beside inner-city communities like Shaganappi, Killarney, and Spruce Cliff. Their average price for the last 90 days has been $496,000, and they’re at 10.5 months of inventory.
5. Bel-Aire
The average price of this community for the last 90 days has been $4,000,000, but previously, they were sitting at about $2,000,000. It only shows that there have been some higher-end sales there. But still, Bel-Aire has one year's worth of inventory.
4. Eau Claire
Eau Claire is sitting at $404,000 with 17 months’ worth of inventory. Real estate in Eau Claire is a mixture of condos, apartments, and many retail stores and businesses. The homes here are modern and reflect the alternative type of lifestyle that many residents lead.
3. Elboya
Elboya real estate suits all types in an area of the city that has much going for it. It is incredibly close to the downtown, has loads of amenities, and offers a safe, friendly environment for families. At 18 months of inventory, one can have a house here at an average price of $1,900,00.
2. Chinatown
This is another community with lots of condos right around downtown. Chinatown currently has 25 months of inventory with a price point of $121,000.
1. Scarboro
Scarboro is sandwiched in between Altadore Bankview and across Crowchild. This community is another one that has a lot of higher-end homes in it but currently showing a $443,000 average price. Obviously, higher-end properties there are not selling quickly because it's at 27 months’ worth of inventory.
Many people say it's the best market ever. Well, it is not; it's just different. Yes, there's a lot of sales happening, but it's not the same as before. It's only a different market, so you have to proceed with caution. At the same time, jump forward if you find something that you want and take advantage of the opportunity to move.

This list is based on the absorption rate or the number of months it takes to sell homes. There’s a lack of inventory in many communities right now. If you are considering selling, there are fantastic opportunities out there for you.
10. New Brighton
New Brighton is a place down south. It has exquisite homes, large apartments, and modern townhouses. The average selling price in New Brighton right now is around $392,000. The absorption rate is 1.3 months. That means it would take 1.3 months to sell everything in the current market.
9. Nolan Hill
Nolan Hill is one of the newest and most northern communities in Calgary. $491,000 is its average price point, and it’s also at 1.3 months worth of inventory. This suburban neighbourhood is a popular choice for those who want to live in a secluded, friendly community.
8. Scenic Acres
Standing on the north-western corner of Calgary is Scenic Acres, a residential community with a lot to offer. Homes in this great community are priced at $473,000. Its months worth of inventory is 1.2.
7. Castleridge
The community of Castleridge is unique and an excellent location for a home in the northeast of Calgary. Its price point is at $310,000. It also has 1.2 months worth of inventory.
6. Applewood
The Applewood community is designed to be friendly and open. It is perfectly structured for families to grow and settle down. It has 1.2 months worth of inventory. The property price point here is at $259,000.
5. Fairview
This is where we're getting into the one month's worth of inventory. Fairview Homes has a price point of $410,000. Real estate here has been on the top list of Calgary’s desirable communities for decades.
4. Queensland
This community is situated to take advantage of the best that the south of Calgary offers. It is currently sitting at 1 month worth of inventory with an average price point of $323,000.
3. Abbeydale
Abbeydale is perfect for the growing family, with room to spread out. The community has incredible access to some of Calgary’s finest amenities and schooling systems. It also has a month's worth of inventory and sits at a $289,000 average price.
2. Hidden Valley
True to its namesake, Hidden Valley is a community that is tucked away; it is very exclusive to its residents. The average price point here is at $429,000. They are currently sitting at 0.86 months of inventory. So everything in this community will sell under a month as long as they are priced well.
1. Deer Run
Deer run was also our winner on our previous list, 45 days ago. Homes here can be very luxurious, with many of Calgary’s elite choosing to have houses in such an exclusive area. They're now sitting at 0.71 months worth of inventory with an average price point of $444,000.
Now, let's jump into the buyers’ side. You can see a different scenario here. The price point in the following communities is much higher. Their absorption rates are much different, too, because of two possible reasons. Either there is a ton of inventory selling slowly, or there's a lack of demand for these communities.
10. Spruce Cliff
The community of Spruce Cliff stands alone on the edge of the Bow River, overlooking the city skyline. Their average price point right now is at $577,000. Their months worth of inventory is at 9.9.
9. Sunalta
You can see a lot of condos in Sunalta. It is situated north of downtown, across the river. $338,000 is the average price of homes there, and it has 10.3 months of inventory.
8. Eau Claire
Eau Claire is home to many outdoor paths and trails. It has access to some of Calgary’s finest amenities and services. The average price point in this community is $519,000, and they're sitting at 10.5 months of inventory.
7. Bankview
Bankview presents plenty of housing options. The community is set just outside of the downtown area but near enough to enjoy everything it offers. $332,000 is their average price, and their months of inventory is at 12. It could take a full year to sell all the current inventory at the current rate of sales in the community right now.
6. Bel Air
The communities further on this list have higher price points and higher absorption rates. This is because the pool of buyers is a lot smaller compared to the average prices of $400,000 or $500,000. The gorgeous community of Bel-Air is currently sitting at 12 months of inventory, with an average price of $2,500,000.
5. Rutland Park
Real estate in Rutland Park is a mixed bag, welcoming everybody to find a home in the community. Rutland Park is at a $327,000 average price, and they also have 12 months worth of inventory.
4. Elboya
Residents of Elboya include a lot of single-family. It is incredibly close to downtown. It has loads of amenities that offer a safe, friendly environment for families. Homes here are on a higher price point of $660,000 with 13.5 months of inventory.
3. Briar Hill
Briar Hill has a mixture of the new and the old. There are modern and upgraded homes and affordable housing for the students of SAIT and the University of Calgary. Their average price is $732,000. Their months of inventory is now sitting at 15 months.
2. Rosedale
Rosedale is a small community that offers amazing access to the best that Calgary has to offer. You can buy houses here at $1,500,000 average price. It's now sitting at 16.5 months of inventory.
1. Pump Hill
The elites of Calgary love this fantastic community. Properties here are sitting at 21 months worth of inventory. It will take nearly two years for everything in this community to sell.
5. Pump Hill
Pump Hill is a gorgeous neighbourhood down south. It is very well known in Calgary. There are lots of exclusive and exceptionally luxurious properties that are behind the high walls in this community. A lot of older estate homes with a certain first-class appeal are in this neighbourhood.
4. Briar Hill
This is another example of a fine community in Calgary with an incredible view, a ton of history, and a desirable location to live. Briar Hill real estate exists on the top of a cliff edge, overlooking the city skyline with magnificent views to the west and the mountains. There are massive infills here, around 3,500 square foot homes. The average price in Briar Hill is $835,000.
3. Rutland Park
Rutland Park is a nice, established community. It is a small, caring community that has more than its fair share of benefits and perks. Lovely homes and stately condos and apartments are found throughout. Rutland Park is filled with old properties, such as wartime bungalows and four-level splits. The average price here is at $415,000.
2. Currie Barracks
Currie Barracks is unique for the history that it sits upon. This great location was once a historical part of Calgary. Real estate in Currie Barracks is literally sitting on the very roots of the city. Now, this place has many new properties like condos, infills, and some new houses. They're doing a lot of development there. Properties here are at a $477,000 average price point.
1. Bayview
Bayview is tucked right beside the Glenmore reservoir. The average price in Bayview is $805,000. It's a tiny area, but it's a well-established estate type community. It is the number one community to buy in based on the months of inventory. Bayview has over 20 months’ worth of inventory. What that means is, if everything listed now were to sell, it would take 24 months.
Here's the perfect storm. If you're considering buying in any of the communities listed above and you live in one of these communities that we're going to talk about, that's the perfect storm. So let's jump in and talk about the ones to sell in.
5. Sundance
Now, we're going all the way to the other end of the city. Homes for sale in Sundance are quickly snatched up by households with children looking for a room to grow and the best schools right nearby. Sundance is a Lake community sitting at a $495,000 average price.
4. Castleridge
Jumping up to the Northeast again, Castleridge is one of the most active communities in this area. People here love where they live, and it shows as they take an active role in caring for their neighbourhood. It’s currently at a $309,000 average price.
3. Abbeydale
Real estate here is along two major roads. Getting around the city has never been this easy. With large lots and spacious streets, Abbeydale is perfect for the growing family with room to spread out. This community has a $296,000 average price.
2. MacEwan
Real estate here is the very definition of community. The homes, apartments, and townhouses here form a welcoming and inclusive neighbourhood with all different residents. You can get a lot of adorable houses for around $386,000.
1. Deer Run
This tiny community is insulated against the hustle of Calgary in a beautiful pocket of the southwest. Although small and compact, it is bursting with opportunity. Deer run has about 0.7 months of inventory right now. That means everything you see on the market in Deer Run, MacEwan and Abbeydale, and maybe even Castleridge should sell in the next 30 days, based on the last 90 days worth of sales and inventory.
