Mount Pleasant Houses For Sale

Mount Pleasant is considered a north-western community with a large footprint among its peers and neighbours. The community is bordered by 14th St NW, Confederation Park, 2nd St NW and the Trans-Canada Highway. It’s a large community in size and in population, making it a very popular destination for all types of home buyers. It’s also neighboured by like-minded communities like Tuxedo Park, Capitol Hill and Queens Park Village, all communities with a very similar feel and demographic.

The demographics are interesting to note. 5500 residents live in Mount Pleasant. This community has a mixture of the moderately priced and the extravagant. Developers and investors recognize how close it is to downtown and how easy access is for the residents living here.

The average income of the residents is slightly higher than Calgary’s standard, and the age group is on par with the normal Calgarian as well. 18% of the current population are immigrants, families speaking different languages such as Spanish and Mandarin.

The majority of homes for sale in Mount Pleasant are single-family detached housing, with duplexes also a popular choice. This is due to the large lots of land, an opportunity for developers to tear down existing older homes and place modern duplexes in their place. This does allow first-time home buyers to have a place of their own in this community.

Mount Pleasant and North Mount Pleasant share a community association between them. The association runs a community pool, has a facility hall for rent, and offers programs to all who register as members. These programs connect the community through sport, gatherings, and community-wide initiatives.

Mount Pleasant Amenities

It must be noted that Mount Pleasant enjoys excellent access along major roads. The Trans-Canada Highway allows anybody living here to drive into the mountains and be in Banff within the hour. The 14th St access point into the city is also crucial for those who do their business in the downtown core district.

Residents in the community enjoy numerous amenities within the community. Just beside the Mount Pleasant Community Association is the Mount Pleasant Outdoor Pool that kids love going to, especially during summer.

Mount Pleasant is located directly opposite the Southern Alberta Institute of Technology. It’s an old school that has 10,000 students enrolled every year. Mount Pleasant is a popular choice for students to find rental housing during their studies at SAIT. The campus includes the Southern Alberta Jubilee Auditorium, one of Calgary’s premier locations for shows and events throughout the year.

Just down the road is the University of Calgary, the other major institution in the city. This houses 20,000 students every year on a campus that’s larger in size than the downtown core. Amenities here include McMahon Stadium and Olympic Oval.

The community sits alongside Confederation Park, a public space that has playgrounds, a golf course, cross country skiing trails, biking paths, tobogganing, and tennis courts and ball diamonds. It’s a popular locale for much of the northwest of Calgary. Nearby is Nose Hill Park, another large urban park with 11 square kilometres of open area, perfect for biking and walking along the trails.
