Cougar Ridge Houses For Sale 

Cougar Ridge is located in Calgary’s northwest quadrant, one of the westernmost communities in the city. Its position behind Canada Olympic Park marks it as one of the premier destinations for homes in Calgary. It is defined by Old Banff Coach Rd, 77th St NW, and Paskapoo Drive. Because of its position, there is only one neighbouring community of West Springs. This neighbourhood is very secluded and exclusive, again heightening its desirability.

The demographics of Cougar Ridge help define what type of people would prefer to live in a community like this. There are 6700 people currently residing in Cougar Ridge. 30% of the community is first-generation Canadian. Many of these residents choose to live in the single-family home, the main choice for this community. Over 90% of the options in Cougar Ridge are the detached housing option. The remainder are duplexes or townhomes, offering a few options for first-time buyers to live here. The average earner here makes almost double what Calgary’s normal income is. That is reflected in the data of education levels with over 90% of the community with some form of degree or diploma. The rate of growth in this community suggests that people are choosing Cougar Ridge over other communities in higher proportions. Almost half of the community have live in Cougar Ridge for over 5 years, a good sign for the prospective buyer.

The West Springs Cougar Ridge Community Association has the two communities on offer. The community association offers plenty of options for people to connect throughout the year. That includes several events like Stampede breakfasts, sports tournaments, a community garden to share, and several hosting opportunities at the facility hall. They offer a voice for the community to represent them at city council concerns.

Cougar Ridge Amenities 

The community of Cougar Ridge has plenty to accommodate those who live there. Its position in the west of Calgary has not isolated it from anything that residents would need to use. A short drive away is both the Trans-Canada Highway and Sarcee Trail. These roads connect this area to much of the city in any direction. Bow Trail provides easy access to the downtown core. 

One of the main features of the neighbourhood is its proximity to Canada Olympic Park and the WinSport facilities there. This allows residents to have thrilling activities in both summer and winter. They include a zipline, bobsledding, luge runs, mountain biking, skiing, a snowboard half-pipe, and several other opportunities. The fitness centre here is one of the best in the city and welcomes training athletes from all over the world. Shouldice Athletic Park and Bowness Park are very close for a number of activities as well. They have sports fields, picnic grounds, and several options for families during every season.

Most of the community does their local shopping for basic items at the nearby West Springs shopping centre. But for larger shopping, the community can use the Westhills Towne Centre. This area has hundreds of stores and shops, professional services, and a number of unique retail businesses.

Cougar Ridge Schools 

Cougar Ridge has several schooling choices in both the public and private systems. The Calgary French & International School is a K-12 program that has students graduate with fluency in English, French, and Spanish. Another good school in the community is Calgary Waldorf School.

Outside of the community, there is West Ridge School, St Joan of Arc School, Dr. Roberta Bondar School, Olympic Heights School and John Costello Catholic School. The closest high school is either Ernest Manning High School or Bowness High School.  Of these options, either school has an excellent record of academic success and a variety of programs.

Ernest Manning High School has a ranking of 30th in the province a consistent result that it earns year after year. This school has several programs including great athletics, large fine arts options, and good academic streams with many students enrolling throughout the west of Calgary.
