Westgate Houses For Sale

The community of Westgate is in Calgary’s southwest quadrant, although it’s more central than anything else. It sits almost directly west of the city centre, a neighbourhood that also has incredible access and direct entry points into the core business areas of downtown Calgary. The community is one of the founding neighbourhoods of Calgary. Its boundaries include Bow Trail, 17th Ave, Sarcee Trail, and 45th St SW. Most of the community is homes, many from the older days when Calgary was first developing this neighbourhood.

To get an accurate picture of what Westgate looks like, we can examine some of the facts about the population here. We know that 3300 people call this their home. That also means that of that proportion, 70% choose to live in single-family homes, a major feature of the neighbourhood. The remaining options include townhouses, condos, and duplexes spread throughout the community. Around 22% of the population come from a first-generation background, moving to Canada at some point in their lifetimes. The average income here per household is about on par with the rest of the city. Most of the community values a good education. 63% of the demographics have a post-secondary degree or certificate from a college or university. Around 70% of the population have chosen to live here long term, settling down in their homes at least 5 years ago or more. That is astounding fact considering how many choices these residents have. There is something about this small community that welcomes many.

It could be that the Westgate Community Association has something to do with that figure. This is a volunteer organization that has the drive to unite people here, maintaining strong bonds and links between neighbours, neighbouring communities, and the rest of the city. This association offers a voice to speak on behalf of the people here for any city council matters that need to be addressed. 

Westgate Amenities

The people of Westgate often forget just how lucky they are to live where they do. The community is situated along Bow Trail, a major entry point into the city core. This road allows commuters to easily get into the Downtown West End as well as beyond.  17th Ave is also a major route into the city, but for different reasons. 17th Ave is known as the hub of lifestyle and vibrant culture. This street is lined with unique shopping, speciality stores, exceptional dining and a pumping nightlife. Pubs, cafes, and restaurants are always bursting to capacity for how popular they are.

The community likes to do it’s shopping at the Westbrook Mall, just one community over. Most of the neighbourhood visits here on a regular basis to get all their basic necessities taken care of. It’s also a prime location for transportation along the C-Train. The 45th St station takes commuters into and around the city easily. This transit system is incredibly efficient, offering a mixture between the European trains and the MARTA system that’s revered down south.

Westgate residents like to use parks like Edworthy Park or the Optimist Athletic Park for recreation. They offer significantly better choices for picnics, playgrounds, sports, and relaxation. The location along the river for Edworthy Park is a major feature for many families year round.

Westgate Schools 

There are a few schools that are notable for their class sizes and such. Vincent Massey School is a junior high that welcomes students from all over the area. Westgate Elementary offers a great school for students aged Kindergarten through to Grade 6. St Michael School is a good Catholic option of note in this community. Surrounding the neighbourhood, we find Wildwood School, Olympic Heights School, and Ernest Manning High School. Interestingly, Ernest Manning, a school that includes Westgate as part of its district, is known for exceptional programs. Every year, the Fraser Institute ranks it among the top schools in the province. This public school often outperforms private schools that heavily focus on academics.
