Rosedale offers an incredible place to live in a beautiful location. Residents here love the community and where it sits in Calgary’s Northwest quadrant. The community is bordered to the north by the Trans-Canada Highway and to the south by McHugh Bluffs and the escarpment down to the river.
To the east is the Crescent Heights community while to the west is the Southern Alberta Institute of Technology. The grid formation is a throwback to when Rosedale was first formed in 1920 as one of the key neighbourhoods of Calgary formative years.
The community tells more about who it is through the statistics and demographics. The community is fairly small and compact, just 1500 people live in the homes here. And what homes are they? The vast majority, 95% actually, live in single-family detached housing.
These homes are relics from an older age, and while they look aged, it provides character and history to the neighbourhood. As usual, developers have begun to replace the older homes with newer townhouses, a modern and high-end offering for the professional residents working in the downtown area. The people here have excellent incomes, much higher than Calgary’s standards.
That’s because they primarily choose to get degrees from university and colleges. Although the SAIT campus is directly next door, many students choose to find accommodation elsewhere as many of these homes are priced outside of a standard student’s wage.
The Rosedale community is served by the Rosedale Community Association. They offer the residents here a place to come together, to connect, to learn new information, and participate in community-wide initiatives. These programs and events help link the people together and form strong bonds with everyone who lives here.
Amenities near Rosedale Real Estate
Rosedale is ideal for anybody living here because of the number of amenities that it offers. First, the proximity to downtown is an incredible asset, one which doesn’t escape many residents here. Within a few minutes, the inhabitants of Rosedale can walk, bike, or drive from their homes and be in the downtown core district in minutes.
Southern Alberta Institute of Technology, located directly beside this community, is a popular post-secondary school in Calgary. It has 10,000 students enrolled in classes every year and teaches a bounty of different courses. They have programs in business, finance, construction, hospitality, and health and public safety. This school brings in many international students that seek out good accommodation in Rosedale homes.
McHugh Bluff is a popular location for Calgarians, not just the residents of Rosedale. This bluff offers the perfect vantage point for the entire skyline of downtown. It includes many popular pathways and trails and off-leash areas for dogs. Rosedale has access to the Trans-Canada Highway to get anywhere in the city and west to mountains fairly easily.
Without travelling all the way into the city, Prince's Island Park has excellent grounds for many activities. The park hosts the yearly Shakespeare By The Bow, a favourite summer evening activity for many Calgarians. The park has large open spaces, playgrounds, trails, picnic tables, and the River Café to dine.
Schools near Rosedale Homes for Sale
Rosedale residents tend to have good options for schools, with a great north-western district as well as good downtown school options. One downtown option is Western Canada High School or Saint Mary’s High School.
Rosedale School has a good reputation, children attending from Kindergarten through to Grade 9. King George School and Balmoral School are located in the neighbouring communities.
King George has one of the only fully French immersion programs in the northwest of Calgary, bringing in students from faraway neighbourhoods. It currently ranks 365th in the province but has excellent results in the French immersion classes. Rosedale is a superior school to many, ranking 76th in the province according to the Fraser Institute.
