The Rise of the Duplex in Calgary

These houses are hugely popular designs. New communities often have several streets lined with duplexes as an alternative to the single-family home. The new duplex for sale in Calgary is a way for developers to create much-needed accommodation to meet the needs of newcomers to the city. Each year, we see around 12,000 new people migrate here. That’s a lot of new housing needed every year. To keep up with that growing number, developers are now rethinking how those old, large lots of land can be put to better use to house these thousands of new Calgarians.

Why Build a Duplex?

As we drive around town, we see these new construction sites happening all over the city, many of which are located in older neighbourhoods, places like Garrison Woods, Hillhurst, Rosscarrock, or Killarney. These aren’t just renovations to old homes. These are often complex tear-downs of the 50-year-old houses that once stood here, making way for brand new duplexes in their place.

It makes sense that this is new housing option. Duplexes are best suited to accommodate more people on the land available. It isn’t like they’re making any more of it, so developers have to get creative about how to use the large plots of land. The duplex allows one building to be constructed, divided into two separate allotments, housing two families where once one house would stand. Even though the land is divided between two houses, new duplexes rarely compromise on space, often having two or three-storeyed houses where a single-level house once stood.

As you might see, the appeal is pretty broad. Many families would prefer to live in the neighbourhood of their choice, choosing to live closer to downtown, enjoying good public transportation, living closer to schools of choice. The duplex allows a family to pay a reasonable price to live in these very popular neighbourhoods.

Also, we see a number of less-desirable communities undergoing gentrification, rapidly transitioning to become hip, popular locations to live. A duplex for sale in Calgary’s older neighbourhoods infers that the community is family-friendly and ready to move in. Look at how the public perception has changed about communities like East Village, Mission, or Inglewood. Maybe 20-30 years ago, these neighbourhoods were considered a rougher part of town. But that’s no longer the case as you find modern townhouses and duplexes lining the streets, making way for families and young couples to buy into these newer communities.

Where Are The Duplexes For Sale?

By now, we’ve seen quite a few new builds popping up in older neighbourhoods, revitalizing and renewing these communities. But the duplex is a popular choice in new neighbourhoods as well. As we visit new communities like Walden, Legacy, or Mahogany, we find streets lined with duplexes, entire roads dedicated to the semi-detached housing option. These are great ways to have first-time home buyers introduced into the community without costing a lot of money. Also, as we mentioned earlier, it’s a space-saving device that allows many hundreds of homeowners to live in one community.
