Walden Houses For Sale

The neighbourhood of Walden is in the far south of Calgary’s expansion outward. It sits just on the edge of the southeast and has been a very recent development in Calgary. The homes here are still being developed with great amounts of land still yet to be used as a residential neighbourhood. As the development continues, the home values rise. The community’s borders are 194th Ave SW, 210th Ave SW, Macleod Trail and the Bow valley to the east.

The community started out at just 170 residents in 2011, then jumped to 2100 residents in 2014, and 4 years later, jumped again to 5600 residents. This massive explosion in population helps tell the story of who lives in Walden and what they appreciate. It’s a fairly affluent community, with incomes here slightly higher than the rest of Calgary. It’s also a very young community, the average age at least 7 years younger than Calgarians elsewhere. We find a high number of families with young children, one of the top 10 communities in Calgary with preschool-aged kids. This tells us that growth is the reason people choose to live in Walden. The community has a strong ethnic background with at least one-quarter of the population coming from an immigrant background. The community has a majority of housing as single-family homes, with duplexes and townhomes featured here more often and in greater proportion than elsewhere in the city. Walden residents have a very high number of educated adults living here, one of the highest in the city. Many residents also have steady income and value hard work and long-term careers.

The Walden Community Association was founded almost immediately after the community was built. The aim is to try to build a sense of community among the residents here. Already, we see the fruits of that effort in the family fun days, the barbecues and Stampede breakfasts, the community-wide events. This association also wants to start to represent the people living here as Calgary city council makes decisions that will affect their lives and wellbeing.

Walden Amenities

Although it's still a young and developing community, we can still see the potential benefits and amenities of this neighbourhood. First, the community has a feeling of privacy to the homes here. Because it’s not surrounded on all 4 sides like many other Calgary communities, it feels like every house has their own sense of exclusivity. People have room to stretch out and grow in a neighbourhood that is designed to do just that. The small shopping complex here supplies basic necessities in a supermarket, a few banks, some essential services, and a couple restaurants as well. For more complex needs, the Shawnessy shopping centre is close at hand down the road.

Some might think that living so far out of the city would have its downsides for transportation, but living on the south side of Stoney Trail allows residents a quick entry point to the ring road. Also, everyone here is eagerly awaiting the completion of the west end of Stoney Trail to complete the ring road. This is due in 2022 and will open up opportunities to get around Calgary even further. The community lives next to the Blue Devil Golf Course and can be at the South Health Campus in minutes.

Walden Schools

There are a few sites within Walden that are designated for future school use. This will aid to alleviate the demand for schools among all the young families here. Currently, the options are Chaparral School and Saint Sebastian Elementary School in the next community over. These schools are already building to capacity as more construction brings in more families to the area. The newly completed All Saints High School has already helped this for high school students and has a capacity of 1500 students from this part of the city.
