Real estate in Somerset is a safe bet, especially with the future plans around the community. Look for opportunities in Calgary’s south in your next Somerset home.

Somerset Houses For Sale

The community of Somerset lies in the southwest of Calgary, almost on the southern edge of the city. Many homes can actually look out to see the mountain view to the west and enjoy spectacular scenery from their bedroom or kitchen windows. The community was built in the late 1990s and finished in the early 2000s. The borders of the community are Macleod Trail, Highway 22X, 162nd Ave, and James McKevitt Rd. While a good potion of the land in Somerset has been portioned off for commercial use, there are still thousands of homes in the community in a quiet, residential setting.

The community of Somerset has over 8500 residents living here. The community has been established for enough time that several of the residents have a deep-rooted history right here. The community has a heavy focus on single-family homes, representing 70% of the population of housing here. The community also has a good number of apartments, several complexes can be found throughout the neighbourhood. This is a typical Calgary community in terms of income earners, earning an average amount that we see throughout the rest of the city. But Somerset is very distinct in the number of immigrants at over 40% of the population.

Besides communities like Chinatown, this number is very unique in diversity compared to other communities. This does allow for several nationalities to be represented here and feel welcomed. The community has a strong history, as mentioned before. Over 9 out of every 10 homes, the household has lived there for at least a year. But if you stretch that out to 5+ years, the numbers start to thin out. This community is designed to allow small families get their first house and then allows them to move on if they need to. The neighbourhood has a young feel to it, several households with small children and growing families.

The Somerset-Bridlewood Community Association does double duty with the two neighbourhoods. They often combine events to target the households of both neighbourhoods including things like a community garden or a family fun event in the park. The people living here have the benefit of an association that cares for their wellbeing, wants to improve their lifestyle, and offers several events and programs aimed to do just that.

Somerset Amenities

There are a number of reasons why people would want to remain in this community. First and foremost, we see that Somerset has a number of park and playgrounds in the neighbourhood. The community has one large park in the middle which includes a tennis court, beach volleyball court, a splash park, and a public skating rink in the winter.

Residents truly appreciate living in Somerset when you look at what the commercial side offers. It’s a massive shopping plaza filled with dozens of stores that appeal to every whim and desire. The community has a supermarket, several restaurants, a public library, a YMCA sporting complex, and professional services all around. The C-Train ends it’s southern run right here in Somerset, offering residents a chance to commute in and throughout the city with ease. The direct entry into the downtown core is what appeals to those who have to travel for work. But if you have a private vehicle, Macleod Trail is a good option. The Stoney Trail ring road’s completion in 2022 will allow Somerset residents to access the rest of the city via several options.

Somerset Schools

Because the community is so family-focused, it’s no wonder that there is a great number of schools here that allow instant access for elementary-aged kids. Somerset School offers classes from Kindergarten to Grade 4. It doesn’t go to Grade 6 like other elementary schools simply because of the sheer number of students in the area. It eases the burden and reduces class sizes. Nearby, we also have Monsignor JJ O’Brien School, Father Doucet School, and Janet Johnstone School. Bishop O’Byrne High School is located in Somerset as well, a popular Catholic high school with good academic and arts programs. The Fraser Institute ranking system, which ranks Alberta schools, puts O’Byrne High School in the top 50 schools in the province against several hundred other schools.
