Homes For Sale in Woodbine
The neighbourhood of Woodbine is set in Calgary’s southwest, at the edge of Fish Creek Park and Tsuu T’ina First Nation land to the west. There is only one neighbourhood beside Woodbine and this makes it feel like it’s on its own. The community was built in the late 1960s, and several homes here reflect that with character and with spacious living. Newer homes are cramped compared to the size of the lots in Woodbine. The borders of the neighbourhood are Anderson Rd, Fish Creek Park, 37th St SW and 24th St SW.
There are just shy of 10,000 people living here, making it a very good sized community. The population, although large, does tend to have similarities that help us distinguish what’s important for residents living here. The major choice of housing is the single-family detached home. Almost 300 unique houses can be found here, large houses that overlook the ridge descending into the FIsh Creek Park to moderate housing ideally designed for smaller families looking for affordable housing. You’ll also find some duplexes and a few hundred townhomes here as well. This is an established and affluent community, sharing a lot of similarities with other neighbourhoods in the same Ward, such as Evergreen or Canyon Meadows. This community has older families, many of whom have children that have left home or are in the late stages of schooling.
Around 25% of the population are first-generation Canadians, immigrants from a variety of backgrounds and ethnicities. Residents here tend to value education and solid employment, as higher proportions of the population have degrees and good jobs. We also see a tendency for people to remain living here as over 70% of the population live in their homes, or in Woodbine area for at least 5 years or more. Fully 90%+ have had their homes here for over a year
The Woodbine Community Association does a good job offering the thousands of people living here a way to connect with each other. On top of all the community events and programs, the association does play an official role as well. It coordinates the voices of the residents and presents a united front to the city council whenever it comes to making decisions that affect the area as a whole.
Amenities near Woodbine Real Estate
The population living here takes advantage of its location by often using the facilities that Fish Creek Park offers. The park is full of trails and paths as well as several areas where residents can have picnics and fires. Bebo Grove, one of the more popular areas within the park, has an entry point directly from Woodbine into the area.
The community has pretty isolated road access, although 24th St, 14th St, and Anderson Rd help traffic keep flowing. The community is eagerly anticipating the completion of the Stoney Trail ring road, which will open to the public in 2022. The ring road will connect Woodbine with previously unopened areas of Calgary. Excellent public transit services this area as well with several bus routes visiting and from the neighbourhood.
Schools near Woodbine Homes for Sale
To the parents who want to know, Woodbine is excellently placed for schools. Within the neighbourhood, we have Woodbine School and St Jude School. Both of these schools offer classes from Kindergarten through to Grade 6. The Catholic education program at St Jude is well respected in the community. The Fraser Institute ranks it at 273rd in the province against over 800 other schools. Close by to the neighbourhood, there are also other schools including Woodlands School, William Roper Hull School, and Dr EP Scarlett High School. The high school is zoned to accept students from Woodbine and ranks very well, 36th in the province by the Fraser Institute ranking system.
