Homes For Sale in Sundance

The community of Sundance is technically one of the first southeast communities this far out from the downtown core. It existed even before all the new construction in the southeast happened in the late 1990s. The population of people here have lived in Sundance for at least 30-40 years. The borders are Sun Valley Blvd, Macleod Trail, and Highway 22X. Some of the outskirts of the community have been used for commercial buildings, stores, and shopping, but the remainder of the neighbourhood is very residential.

The population of Sundance is worth examining. It’s a good indicator of who lives here, what they’re like, and how the average Calgarian would fit in living here. There are over 10,000 residents living here, a massive community in Calgary standards. In that population, we find over 90% of the housing options are made up of single-family homes. These homes range in size, and can get quite large, especially on the properties that back on to the lake.

A very small number of duplexes, townhomes, and condos can be found here, but they are in short supply. The community attracts a higher income earner, significantly more than the Calgary average. This is also seen in the property values here, remaining fairly constant and high despite what happens to other real estate in Calgary. Around 20% of Sundance is made up of immigrants, welcoming them from many different nationalities. The community is made up of fairly stationary people, a community that likes where they live and isn’t keen on leaving 95% have lived in their home for over a year, while 70% of the community have lived in Sundance for at least 5 years or more.

The community has the Sundance Lake Residents Association, which has a primary directive to maintain and oversee the lake. The remainder of its duties fall to a volunteer board made up of residents who gather to implement initiatives to help strengthen the community here. You’ll find good events run almost every month as the association builds bonds between neighbours here very effectively.

Amenities near Sundance Real Estate

The community is one of the lake communities in Calgary that knows how to appeal to the residents. The lake is a private park, accessed only by paying members of the association and must be residents of Sundance. The lake is stocked yearly with fish so that it can provide fishing all year round, including in the winter. The lake has swimming, boating, skating, and the park offers much more. Residents can enjoy tobogganing and playgrounds around the lake. The community has a direct access to Sikome Lake, a public lake in Fish Creek Park is also for anybody to use. Fish Creek Park forms much of the outdoor activity for residents here, with walking, running and biking being the top three activities performed daily by Sundance households.

The community lives on the edge of two major roads, but they don’t cause any disturbance. Commuters enjoy great access to Deerfoot Trail and can be in the downtown core in less than 30 minutes. The commute is never an issue and is one of the reasons that living in Sundance inspires longevity.

The Shawnessy Shopping Plaza is right over the road with several stores, professional building, and restaurants to choose from. It’s a convenient way to get what you need without having to go very far at all.
