Homes For Sale in Southwood
The community of Southwood is in Calgary’s southwest, in the middle of a very developed area. The borders of Southwood are Southland Dr, Anderson Rd, Macleod Trail, and 14th St SW. Within here, we find several stores and commercial services, but tucked away behind them is an entire community. Southwood has existed as a residentiel part of Calgary since the early 1970s when it was first established and developed. Now we find lovely older homes set on mature streets within established neighbourhoods.
The population of Southwood is currently around 6500 residents. This tends to remain the same year to year. As people move away, the community quickly fills up again. While single-family homes are the slight majority over other housing options, that means that there are several other choices to live here, including many low-rise apartment buildings, several townhomes, a few converted structures, and a handful of duplexes as well. Everybody is welcome to find their own style of home here. The community lives in harmony with each other, partly due to the high number of immigrants.
One-quarter of the households are first-generation Canadians, many of them from all over the world and not represented by one single nation. Diversity is one reason why people choose to live here. We see that, in a poll of households, that 60% of the residents haved lived in their home in Southwood for at least 5 years, many of them a lot longer. It’s an older, more mature neighbourhood with older families well represented here. It’s not rare to find young families, but not in the proportions found in newer communities. The average age of people living here is at least 10 years older than elsewhere in Calgary.
The Southwood Community Association exists for one purpose, they bring everyone together in love for their neighbourhood. They do this through constant communication with newsletters and events, programs designed to better the lives of people living here, a community garden, year-round parties and gatherings and much more. Southwood’s association does an excellent job representing the voice of the people to the city council in municipal matters.
Amenities near Southwood Real Estate
Southwood is partially residential and partially commercial, with a good number of businesses operating in the neighbourhood. This, rather than being to the residents’ detriment, has become one of the primary selling features of living here. Many residents love having instant access to some of the best shopping, restaurants, and professional services at their door. Southcentre Mall happens to be directly over the road and offers dozens of shopping stores and retail outlets to choose from.
The community also enjoys having great transportation options. With several bus lines servicing the community as well as a C-Train station located right here, everyone is well covered for transit options. But the road system is very accessible as well. Seeing as so many of the residents here choose to drive, they have the best access to Macleod Trail, 14th St and Deerfoot Trail to get where they need to go. It’s easy to find your way to work if you commute every day, and it’s never a long trip home at the end of the day.
Schools near Southwood Homes for Sale
Several schools are centred in the community, representing good options in elementary, junior high, and senior high schools. This truly sets Southwood apart from other newer neighbourhoods. The community has St Stephen School, a Catholic school that offers excellent faith-based learning in an alternative to the public system. We also have Ethel M Johnson Elementary School and Harold Panabaker Junior High School. The Fraser Institute ranking system puts Ethel M Johnson at 446th in the province. For high schools, there is Dr EP Scarlett High School and Lord Beaverbrook High School, both in adjoining neighborhoods and both offering great choices for public education in high school.
