Homes For Sale in Shawnessy

Shawnessy is one of the central neighbourhoods in Calgary’s south. It belongs to a group of residential neighbourhoods built around 1980-1990. The houses here are a mixture of single-family homes, designed for families to have affordable housing with room to grow. The boundaries to Shawnessy are Macleod Trail. Shawnessy Blvd, James McKevitt Blvd, and 162nd Ave SW.

Almost 10,000 people call Shawnessy their home. And from that population, although you’ll find a cross-section of types of people here, you can infer what you need to know about the community. The majority of the homes are single-family houses. Many of them are set on standard-sized lots of land. There are at least ten times as many houses as there are townhomes or apartments, the other minority choices found here. The community is middle-aged, a good mixture of young and older children represented here. The average household is a family with at least 2 children living at home. It’s not the large percentage of young families we see in communities like Auburn Bay, but it’s also not a mature community like Woodbine or Oakridge. People here live in their homes for a while. Just two-thirds of the population stay in Shawnessy for at least 5 years, while the rest either upsize or downsize in alternative neighbourhoods. The average wage earned is about average, maybe a little higher than Calgary’s standard. We also see a good mixture of nationalities represented here, with an immigrant population of nearly 30% of the community. Everyone feels welcomed and safe living in Shawnessy.

The Shawnessy Community Association meets in its own resident's facility, The Barn, and holds events like dances, festivals and fairs, galleries, adult education, sporting events, and several other community initiatives. The goal of this volunteer organization is to have the residents of Shawnessy be connected with each other, look out for each other, and maintain the community in which they live. They also help present a united front to the city council in matters that affect the entire population here.

Amenities near Shawnessy Real Estate

By understanding the people, we can understand more about the homes. But by understanding the amenities, we can see the attraction for people to move here. For one, the community has seen massive upgrades in the past decade, giving it a massive shopping complex just off Macleod Trail. The development to build this complex resulted in several hundred stores, restaurants, professional services, and much more. The community enjoys all of this within walking distance and can get any need filled that they have.

Much of the community has resolved to take public transit for their commute, due in part to the new C-Train station in Shawnessy. The C-Train allows passengers a direct line into the city and gets people where they need to go in the city quickly. The C-Train shuttles over 100 million riders every year on an efficient system that’s been compared to Europe’s railways. But for those wanting to travel by car, Macleod Trail is an access point to get into the city as well. One anticipated development is the completion of the Stoney Trail ring road in 2022 which will improve the mobility of many people living here.
