The main feature of this community is the gigantic public golf course that many enjoy. The homes for sale in Shaganappi sit on the south side of Bow Trail as it winds its way to the downtown core as well. Many of these homes are rejuvenated, upgraded homes that have luxurious amenities and contemporary designs and features. Although the neighbourhood was once old, real estate in Shaganappi has been restored to newer, trendier looks. The community of Shaganappi sits underneath the Bow River. As mentioned above, the neighbourhood's enormous feature is the golf course, where much of its name derives.
The housing portion of the community sits on the south side of Bow Trail. 17th Ave forms the other border, while on either side, Shaganappi is bounded by 24th and 33rd St SW. This southwestern community is prized for its access to downtown along Bow Trail or 17th Ave, both roads taking residents to very different parts of the downtown core.
The people of Shaganappi are few. 1500 people live in the beautiful neighbourhood area. This classic look of older bungalows adds a dimension of interest to the newer homes. The majority of options are single-family housing, large, spacious homes that don’t feel crowded despite the proximity to the downtown core. The other available options include townhomes and condos, apartments and duplexes.
These last options provide a more affordable choice for people to buy a home in Shaganappi. The income is around the same as any Calgarian would make. The population of immigrants is also the same as the Calgarian proportion found in other neighbourhoods.
The population is a broad spectrum of races, religions, and demographics. It’s an inclusive community that welcomes all types of people across all groups. The vast majority of residents are living in a family unit, many with children at home taking advantage of the spectacular amenities and school districts.
The Shaganappi Community Association does its best to preserve the history of one of Calgary’s oldest and most significant neighbourhoods. They do this by holding several events throughout the year, programs that members can join, and courses that many can participate in.
Amenities near Shaganappi Real Estate
Shaganappi has a world of available amenities at its feet, the first being the very near downtown core. Driving along 17th Ave will take a resident into one of the hot spots of Calgary’s shopping districts. It’s a hotspot of activity, a hub of culture and lifestyle, where many Calgarians love to gather and congregate. The pubs and restaurants along 17th Ave are always busy, a testament to how favourite this area is in all of Calgary.
Of course, the namesake of the community is the golf course, a large public course that anybody can play. The 9 or 18-hole Shaganappi Point Golf Course is designed to be challenging and fun, a well-maintained course with excellent greens and fairways.
Nearby, Westbrook Mall is perfect for the shopping needs for everyday items. The mall has extensive retail outlets as well necessity grocery stores. It even includes several specialty stores that service the extensive immigrant community. Because Shaganappi touches the river, it has access to one of the best trail systems in all of Calgary.
The city designed these paths to be biking and walking friendly, sharing the trails without any risk of causing accidents. The trails provide kilometres of walking one way along the river or the other.
Schools near Shaganappi Homes for Sale
The schools in Shaganappi are a selling point for many parents, discerning students, or concerned families who want the best for their children. The community is served by Alexander Ferguson School, a Kindergarten through to Grade 6 school with more than 200 students enrolled. Sunalta School is also a reputable school, an elementary with a ranking of 31st in the province, as high as 15th in the previous 5 years. North Point School for Boys is a prestigious private school in Richmond with an exclusive admittance rate because of its high academic success records.
Bishop Carroll High School and Central Memorial High Schools are the closest high schools of note, just a few minutes down Crowchild Trail.
