The community sits just below the industrial area of Sunalta in Calgary’s western downtown district.
The community is defined by 17th Ave SW, Bow Trail, Scarboro Ave and 24th St SW. The community straddles Crowchild Trail, split in the middle by this very imposing road.
The people of Scarboro try to lead simple lives. Just fewer than 1000 people call this their home. They live in a mixture of single-family homes, some older in style, the classic bungalow look with large yards. Some of the housing is newer, renovated and upgraded examples of the contemporary developments popping up in areas this close to Calgary’s core. But there is only the option to have a home.
Although there are many buildings planned in this area and in Downtown West End, there are no apartments or townhouses to choose from. This doesn’t stop anybody from finding affordable home to buy in Scarboro. The income range is very high in Scarboro, a result of the high proportion of residents holding advanced degrees and certifications.
Only 8% of the community is immigrant, a stark contrast to other neighbouring communities like Bankview or the Beltline. Almost two-thirds of the people living in Scarboro tend to remain here, living at least 5 years in the neighbourhood. This means that when people choose to live here, they tend to remain here.
The Scarboro Community Association is actually the first community association formed in Calgary. It’s roots extend back almost 100 years to when Scarboro was first being developed as a residential neighbourhood outside of Calgary.
The association still exists today as a way to preserve the historical nature of this neighbourhood as well as create new links with the people living here.
Amenities near Scarboro Real Estate
Scarboro has so much to offer the residents here. The community sits alongside two major roads, Crowchild Trail and 17th Ave. Both of the roads allow residents to quickly travel into the downtown core and along the north-south line of Crowchild Trail.
17th Ave is particularly important to the residents here as it forms the backbone of much of the culture and lifestyle. 17th Ave, especially as it extends into the downtown further east, is a hub of activity with restaurants, bars, and stores packed with people all throughout the day and night.
The residents here can use the several parks and green spaces in the community and nearby. The Bow River is very close with biking and walking paths that extend into the city. Calgary has designed these pathways to separate the bikers from the pedestrians, reducing accidents and improving the pathway performance.
Residents are close to Shaw Millennium Park, a skate park with a reputation as the largest outdoor skatepark in Canada. This park has 75,000 square feet of skateable surfaces. Residents can also find the Shaganappi Point Golf Course close at hand. This course offers a challenging 9 or 18-hole course with rises, trees, obstacles, and hazards along the way.

Scarboro students have a world of options open to them. The schools in and around the community offer excellent educational options. There is the Sunalta School, a large elementary school with a good reputation. It has ranked as high as 15th in the province in the last 5 years. Western Canada High School is farther down 17th Ave, a school that offers well above other schools. It has fine arts programs, athletics, and advanced classes that get it consistently ranked in the top 20 schools. It also has an International Baccalaureate program that puts students on the fast track to their academic success.
