Homes For Sale in Roxboro 

Roxboro sits on the south bank of the Elbow River, forming the only border that the small community of Rideau Park has. This area has 34th Ave as the southern edge and Erlton as the other border. These communities share a lot of attributes, but they don’t have everything that Roxboro offers. This neighbourhood in the southwest of Calgary’s grid layout is in the heart of some incredible land.

This is a very small community, one of the smallest in all of Calgary. Roxboro has just a few hundred residents, all living in very close proximity to each other. Of those couple hundred inhabitants, they all live in the single-family detached homes here, the only available option for housing in Roxboro.

Homes for sale don’t pop up often, because most residents choose to live here long-term, many of the residents in this community having lived here for well over 5 years. The average income for this affluent neighbourhood is high, very high according to Calgary standards.

The average age is fairly mature as well, at least 10 years older than a normal Calgarian. Only 10% of the community has an immigrant background, a much smaller percentage than the rest of the city. Of those who are able to work, there is currently nobody unemployed, many residents with good careers and steady work. The average household has a family unit with children at home, at least two kids currently, with a few families with older children who have left home already.

The Roxboro and Rideau Park area share a community association, an inner city association that does a lot of work to integrate this community with many of its neighbours. They hold block parties, music events, a community hall meeting, and several other opportunities in Mission, Cliff Bungalow, and beyond.

Amenities near Roxboro Real Estate

Roxboro residents enjoy a wonderful amount of amenities, some of the best in the city. Because of its position, the inhabitants here can walk from their homes into the downtown district with ease. It starts along 4th St SW, a major hub for entertainment, lifestyle, and nightlife. This street joins up with 17th Ave SW and creates one of the main centres for activity in all of Calgary.

For example, during the yearly Calgary Stampede, the community sees an influx of over 1 million visitors every year, a great boost to the economy and the local businesses near Roxboro. Residents here can also walk or bike along the trails on the Elbow River. These trails travel all the way into the city and the Bow River. It’s a very popular activity for many who live here. Stanley Park is another population location, a large municipal park with lots of activities and open spaces.

There are smaller parks available within the community too, namely: 

• Roxboro & Erlton Offleash Dog Park
• Roxboro Outdoor Rink
• Roxboro Park

The C-Train stations of 39th Ave and Erlton Stampede are close by. They can take commuters into the city centre in just a couple of stops, allowing residents to work, shop, and enjoy what the core districts have to offer. Macleod Trail is near at hand as well, with many amenities along its banks.
