MAXWELL CAPITAL REALTY

The community has been revitalized in the past few years, many of the homes now being visited by developers wanting to take advantage of Britannia’s access and location. The real estate in Britannia is steadily climbing, a mixture of single homes, apartments, and townhouses that any family can enjoy. Living in Britannia is a comfortable lifestyle in the midst of a family-friendly neighbourhood.

Homes For Sale in Britannia

Britannia is in Calgary’s southwest, just south of the downtown area along the Elbow River before it empties into the Bow. The neighbourhood is a small community, bordered by the cliffs that line the Elbow River valley along one side. Elbow Drive makes up the other border and all the community sits in fairly close proximity to these boundary lines. Nothing in the neighbourhood is far away from any resident.

There are only a few hundred people who call Britannia their home. There are not a lot of homes in the neighbourhood, just fewer than 300 choices for people to live. Those choices are mainly single-family dwellings, detached homes that have good-sized lots and plenty of space between the homes. The other percentage is smaller apartments, some of them very classy and high-end. It feels like inner-city living without the nose of actually living in the city.

Because this community is small and exclusive, it tends to attract a higher calibre resident, affluent and well-educated. The median income is 3 times what an average Calgarian makes and the age is skewed to much older as well. Britannia feels very established, so people who have established themselves choose this neighbourhood to reflect their own achievements. Of those who are eligible to work, 94% are actively engaged in the workforce, contributing to the economy of Calgary.

Britannia’s community is upheld and maintained by the Elboya Heights-Britannia Community Association. This neighbourhood effort works hard with an entirely volunteer staff, to continue to bring together the community with fun activities, recreational programs, and community gatherings. Membership is optional but allows the member unrestricted access to all that the association organizes.

Amenities near Britannia Real Estate

To get a sense of what Britannia has to offer, one need only look at the shopping complex within the community; Britannia Plaza. It’s a small, eclectic group of stores, specialized shops that offer unique products and high-end gifts. That’s what Britannia is like; unique and high-end.

This shopping complex has a whole foods store, several retail options and one of Calgary’s favourite ice cream stores, Village Ice Cream. With two locations in the city, Village Ice Cream has quickly gained notoriety in all of Calgary for one of the most popular places to get a frozen treat. Other stores seen here are Sunterra Market, Britannia Plaza and Britannia Wine Merchants

The community sits alongside the ridge of the Elbow River and as such, many residents stroll along the pathways every day, enjoying unrestricted views of the river valley and the city beyond. These pathways are well-maintained by the City of Calgary and lead down into the Sandy Beach Park area along the river’s edge.

Britannia is home to a couple of dog parks, Brittania Slopes and Britannia Off-leash Area.

It must be said that Britannia is very close to the downtown area, just a few minutes’ drive along Elbow Drive to reach the heart of the city. Many residents make this pleasant drive to get to work every day. There is excellent shopping along 4th St SW, the natural end of Elbow Drive.
