Although Montgomery does have an older feel, that is changing as newer homes pop up on almost every street. The re-development of Montgomery homes takes advantage of the proximity to downtown with relatively short commutes to the core of Calgary. Real estate in Montgomery is changing every year, gradually improving, modernising, and updating the owner-built homes that were once in fashion.

At this moment, only 55% of the buildings in Montgomery are single-family homes, with many living in apartments to take advantage of the nearness to the core of Calgary. The next most popular building is the duplex, allowing first-time home buyers to purchase a property close to the downtown area. Most of the residents have a lower than average median income in the household. With the university next door, this does account for many students who take up temporary residence in this community. There are a reported 4100 residents at any time in the community.

Montgomery sits on the intersection of two of Calgary’s busiest roads; Highway 1 and Sarcee Trail. Most residents of Montgomery can get to the core in a 10-minute commute but the University C-Train stop can also get Calgarians quickly to wherever they need to go.

The Montgomery Community Association serves the community and cares for many of the amenities in the area. They offer events, sporting teams, and community clean-up events to foster an atmosphere of nurturing their neighbourhood. The monthly magazine and website keep residents informed as to what’s coming up and how they can get involved in their community. 

Monterey Amenities

Montgomery’s location in the city allows residents to avail the many amenities in the surrounding neighbourhoods. The community sits right next to Shouldice Park, a municipal park with athletic fields and a family-oriented centre for everyone to enjoy. Residents only need walk a few minutes to gain access to baseball diamonds, soccer fields, football fields, playgrounds, and large open spaces on this 28-hectare park.

Montgomery is also bordered by the Bow River, a popular destination both summer and winter. Several trails wind their way along the river, allowing people to bike along the river’s shore all the way into the downtown core and beyond. Edworthy Park is a larger park that is just on the other side of the river. This 169-hectare space has hiking trails, fire pits, picnic tables, gazebos, shelters, and many off-leash areas for pet owners.

The best in medical care is right next door as in the newly-built Alberta Children’s Hospital and the Foothills Medical Centre hospital. These two world-class health centres provide residents next-door access to some of the most sought-after medical professionals in the city.

Just to the north of Montgomery, Market Mall offers dozens of shopping options for residents to choose from. This large mall is within walking distance of the entire community.

Monterey Schools

The schools available to Montgomery are plentiful. This area of the northwest of Calgary has a number of options for those who live in this school district. Within the community, there is Terrace Road Elementary School with good educational option for students in Kindergarten through to Grade 6. There is also a charter academy called Foundations for the Future. This public charter school values academic excellence, good student-teacher ratios and excellent parental involvement in the whole process. The school offers a complete education journey for Grade 9-Grade 12 students. It is exceptionally well ranked, currently measured at 12th in the entire province.  High school students can attend the Bowness High School just one community away, ranked at 118th in the province.
