Your best bet to finding the dream home you’ve been looking for is a process. It’s more than simply the house that looks great and fits your budget. It takes diligence, persistence, and a bit of knowledge to find the house for you. Searching for a new home can be an interesting minefield of options, overwhelming you with the sheer number of properties available at any one time. Did you know that Calgary has literally thousands of listings at any given moment? This is no longer a small city but a big place with unique communities all around.
And there is plenty to affect those markets that you need to know. For instance, the post-secondary education community is a large one. In the three biggest universities here, the University of Calgary, SAIT, and Mount Royal University, we see 50,000 enrolled students every year. Many of those students arrive here from elsewhere, and they all need accommodation near the schools. Or how about the job market. Calgary can be dramatically affected by the oil and gas industry, one of the biggest employers of the city. If the industry is suffering, so do the people living here. That trickles down to a poor market. But if the industry is booming, the housing prices of the city are bolstered as well. It takes a keen eye and some experience in the city to make the most informed decision.
Calgary Community Knowledge
If you want to use a real estate agent, you get the advantage of someone who knows the city. Let’s say that you’re interested in a vibrant, hip neighbourhood, a place where there is always some activity. We might steer you towards communities like Beltline or Mission. The 17th Ave streetlife is renowned for offering an engaging, exciting place to live where there’s always a new store, a new cafe, a new pub to try out.
Or maybe you’re interested in good schooling. For that, we might recommend a community like Shawnessy in the southwest. It’s a thriving neighbourhood with some of the best schools in the province. Father Doucet School is a Catholic school with a Fraser Institute ranking of 8th in all of Alberta. Considering living in a community like this if your family’s education is your number one priority.
Although there is a good selection of housing, sometimes the best option is to go new. And according to the latest Calgary census data, we see an increase of at least 12,000 new residents every year, not counting births. New housing is a major concern for the city and some of the developing communities around are making waves in the Calgary MLS listings. Places like Redstone in the northeast of Calgary are unique, soon to reach 20,000 residents in one community. And there are new developments planned in the near future. Places like Glacier Ridge in the north will house over 40,000 residents across several new communities and the land that is currently untouched. The city has to plan ahead at least 15 years to account for the massive wave of new people set to live in this city.
