Garrison Woods is a fairly new community, popping up in place of the former Canadian Forces Base on the site. Crowchild Trail, 50th Ave and 33rd Ave form the boundaries of this community. When the site closed in the mid 90’s developers and the city of Calgary saw the opportunity to create an urban village on this site. That quickly developed into Garrison Woods, and it continues to be developed today.
The plan to renovate the former base is the largest urban-planned community project in all of North America, soon to be home to over 12 000 residents. Because of the proximity to Mount Royal University, it does attract many renters to the community, students who want to be close to class.
Garrison Woods shares much of its demographics with the surrounding neighbourhoods. It has yet to be recognized as a distinct community by the city of Calgary’s census, so much of the exact data has to come from the communities around it. From them, we learn that Garrison Woods is a fairly affluent community.
Many homes here are priced out of the range of first-time homebuyers, although there are several apartments and townhomes that present a possibility to them. Most of the neighbourhood is detached housing or modern duplexes and townhomes. The median income is much higher than Calgary’s normal amount.
The community holds a higher percentage of those with degrees than most Calgarians as well. The community is made up of fewer first-generation Canadians as well than the standard demographic of Calgary.
The Garrison Woods area is served by the Marda Loop Community Association, serving Altadore, River Park and South Calgary as well. The community association provides opportunities for the residents to connect and engage with each other, growing and expanding the friendly atmosphere that it’s known for.
Garrison Woods Amenities
Garrison Woods homes for sale do offer quite a bit for the average dweller. The community sits adjacent to the Marda Loop district. What was once the site of an old Calgary tram line, Marda Loop has now developed into a thriving contemporary shopping area with retail and restaurants to suit anybody. It features several stores & restaurants.
The community is also easily accessible to other shopping centres like CF Chinook Centre just 10 minutes away. Garrison Woods homes are situated along Crowchild Trail which brings commuters into the downtown core within 10 minutes. The road also connects this community with other neighbourhoods and sectors of Calgary. Mount Royal University is just across the road, a huge sprawling campus that enrols 10,000 students every year.
Residents here love to use the popular River Park and Sandy Beach Park, two beautiful municipal parks that Calgarians use for their trails and pathways. North Glenmore Park also offers walks around the Glenmore Reservoir, with picturesque views along the way.
Residents can also enjoy several of the golf courses that are close by, including the Earl Grey Golf Club and Lakeview Golf Course. Both courses are accessible to the public and offer exceptional playing grounds with spectacular views. Discerning players might also use the Calgary Golf & Country Club, a prestigious course with Calgary’s oldest operating greens.
