Downtown West End Houses For Sale

Set on the west side of the city centre, Downtown West End forms the final piece in the core of Calgary. It’s a developing community, seeing new apartments and residential buildings constructed every day. Roads are being improved, access is being created, and value is being added to this small section of Calgary’s core. The community is defined by 8th and 14th St SW and the Railway tracks and the Bow River. This is one of the smallest communities by size, but it represents a very dense population of people that live in this “vertical village”. Older buildings are being upgraded, renovated, or simply torn down to make way for new, modern developments.

2200 residents call Downtown West End their home. There are a range of apartment sizes in a number of buildings. Some of them are very modern, well-appointed homes, while others have a classic style and look. There are plans for improvement in the future, and Calgary hopes to recreate the success with the Downtown East Village on the west side. The majority of the population is young and without a family. Many residents are urban professionals working in the downtown core. 44% of the population is from an immigrant background, first-generation Canadians who have moved here to find work and opportunity. A very high percentage of the population has post-secondary degrees, working in white-collar professions by and large.

The Downtown West End Community Association exists to build better community in the residents here. They offer many unique opportunities that don’t happen in other communities around Calgary. There are jazz festivals, community feeding programs, and coordination with several other Calgary-wide events. 

Downtown West End Amenities 

As the community continues to develop, there are added amenities to the list every day. Currently, there is still a ton of activities that residents here can enjoy. Every year, the Calgary Stampede kicks off with the Stampede Parade, a popular procession of floats, horses, and bands that travel through Calgary’s core. The parade always makes it’s big turn in the Downtown West End, a popular location for many.

The access to Bow River is a key selling point for homes in Downtown West End. The residents love to be able to get from one side of the city to the other on well-maintained pathways and trails. Biking and walking are the two most common modes of transportation, although many residents use the free C-train service within the downtown area.

Along 7th Ave, the C-Train commutes thousands of travellers every day to reach their places of business, restaurants, or retail shopping. For those residents that drive, the Downtown West End has quick access to Crowchild Trail, Bow Trail, and Memorial Drive to shuttle commuters where they need to go. 

Shaw Millenium Park is Canada’s largest free outdoor skate park. Constructed in 2000, this outdoor park has a stage and amphitheatre, basketball courts, a beach volleyball court, and 75,000 square feet of skateable surfaces. Not far from this part of downtown is the popular Kensington shopping district. The retail and restaurants in this area just to the north are a Calgary favourite for unique shopping and experience.

Downtown West End Schools 

Within the downtown area, the school district puts many schools within easy reach of students wanting world-class education. Western Canada High School is one such school, a leader in Calgary’s public education system. Saint Mary's High School is also located within the downtown area. Both of these schools rank very well on the Fraser Institute, the benchmark for all Alberta schools.

Western Canada and Saint Mary’s both rank in the top 50 schools in the entire province, within the public and Catholic systems. These schools focus on excellence and high academic standards, therefore attracting students from all over Calgary.
