Dover Houses For Sale

The community of Dover lies just off the Deerfoot to the east of the city downtown. The community contains Dover Glen as well, a micro-community within Dover. This residential neighbourhood is close to industrial areas but completely suburban within the boundaries. The community is defined by Deerfoot Trail, Peigan Trail, 26th Ave SE, and the CP Rail tracks to the east.

The community is made up of a diverse number of people, over 11,000 in all. The community is radically different to other neighbourhoods with one-fifth of the population coming from immigrants and many other nationalities finding a home here. The main choice for housing single-family home, while apartments make up a very large portion of those options. We also see a handful of townhomes and duplexes in the vicinity. Just fewer than half the community has their degree or certificate from university and college. The remainder have good jobs in the area, many of whom work in the downtown core. The population prefers to have a private vehicle to travel, although walking and public transit are solid options as well. 60% of the community has lived in Dover for 5 years, preferring to stay in their homes and remain connected to the neighbourhood here. On average, the community is a little older than other neighbourhoods, with many households having older families. Several households have children who’ve left home, leaving a more mature demographic here.

The Dover Community Associations works with the residents to speak for them and with them. The association listens to the community to determine their needs and desires, communicating that to the city council. The association offers several events in the neighbourhood for people to connect and build pride in where they live. 

Dover Amenities

Although the homes in Dover are ideal for families, the best amenities for the community are found outside of the borders. The INglewood Golf Course is located right next to the community. This public course offers players a chance to compete on a world-class grounds with several challenges to be found on each hole. But for the non-golfers, the Bow River offers pathways and trails to bike and walk along. The community enjoys using the river as a source of fun as well with fishing and boating very common. The newly-constructed kayak park is right here where the old weir used to be located.

Dover residents have immediate access to not only the downtown core, but also several outlying communities with great shopping and services. Inglewood offers many unique stores and places to enjoy. Other locations nearby that Dover residents might want to check out include the Calgary Zoo, Telus Spark, and the many activities found within the city.

Travel and commuting is a major part of many residents’ lives and they depend on Deerfoot Trail to get where they need to go. It’s a couple minutes drive into the downtown core and less than 20 minutes to the airport. The public transit system is set to become even better with the completion of the bus-only bridge over Deerfoot Trail at 17th Ave to get into the downtown area.

Dover Schools 

There are many schools in and around this neighbourhood. They include West Dover School, Blessed Damien School, Holy Cross Elementary and Junior High, Valley View School, and Ian Bazalgette Junior High. The Blessed Damien School is ranked 586th in the province, a Catholic school with a solid background in helping the ESL community around it. Holy Cross is a school for students from Kindergarten to Grade 9, a healthy number of students that come from many backgrounds are well treated by teachers and staff here.  The nearest high schools in the area include Western Canada High School and Forest Lawn High School. The Fraser Institute ranks Western Canada as in the top 15 schools in Alberta.
