Cedarbrae Houses For Sale 

The community of Cedarbrae exists in the southwest of Calgary, neighbouring other attractive communities like Oakridge, Palliser, and Woodbine. The boundaries for this community are found in Southland Dr, Anderson Rd, and 24th St. Beyond the community to the west is the Tsuu T’ina nation reserved land, an area that guarantees no further development next to the homes here. This preserves the natural value that homes have here.

The community is fairly small in southwest Calgary standards at just over 6000 residents living here. This maintains a small community feel with enough room to never feel crowded or boxed in. Almost one-quarter of that population are first-generation Canadians who appreciate all the amenities that Cedarbrae has to offer. The majority of housing options belongs to single-family detached homes, but they aren’t exclusively what’s here. Homes for sale in Cedarbrae also include many duplexes, townhomes, and a few condo developments in the neighbourhood. This tends to be a more mature neighbourhood with older residents than typically we see in Calgary communities. There are a higher-than-average number of families with children who’ve left home as well. The predominant resident has a stable career, commutes into work with a private vehicle, and earns slightly less than the Calgary average. Many of the residents love living here, and 60% of the people here have a history in Cedarbrae that goes back at least 5 years. The vast majority own their homes with a few options to rent here as well.

The Cedarbrae community does not have a very active association, but it does supply residents with a few options to strengthen bonds here. The communal hall hosts many yearly events, plus it provides a space for anybody and everybody to belong. They have programs and events that welcome all who want with ow yearly fees to help pay costs. Residents here love to commune when they can for large events.

Cedarbrae Amenities

The community retains so many people partially due to what it offers. It’s location on the edge of Calgary doesn’t mean that its isolated. The Stoney Trail ring road, due for completion in 2022, will pass right by Cedarbrae, offering residents a quick commute to anywhere in the city. Along with that, residents have Anderson Rd to access Deerfoot and the rest of the city. Public transit serves Cedarbrae well with regular busing services that many residents use.

Proximity to Fish Creek Park is high on the list of amenities that residents her love. They often use the park for outdoor activities, exercise, and enjoyment year round. This provincial park serves the southern communities of Calgary with kilometres of pathways and trails. Besides that, South Glenmore Park and the Glenmore reservoir are also in easy reach. Between the two parks, residents are blessed with choices for their outdoor recreational needs. The Rockyview Hospital is also close at hand for residents to access.

Within Cedarbrae are several shopping options, small local businesses that serve many needs for the community here. Close by, we have Southcentre Mall and major shopping along Macleod Trail.

Cedarbrae’s position in the southwest assures that students have plenty of choices for schooling options in the public, Catholic, and private sectors. St Cyril School and Cedarbrae School are both located within the community itself. St Jude School for elementary students in the faith-based elementary is a good choice. William Roper Hull School is another good option for classes from K-12 with behavioural difficulties. High school choices include Dr EP Scarlett High School as well as Bishop Grandin High School.

The Fraser Institute ranks schools in the province according to their academic results. Scarlett High School ranks 36th in the province against other high schools. It’s academic programs is notably better than many high schools in the area. Bishop Grandin also ranks in the top 100 schools in Alberta
