What is an Infill in Calgary?
An infill is essentially the re-using of a piece of land or lot in an established and older neighbourhood that is now being used for a new construction home. A home builder will either use the empty lot, remove or demolish the existing home and construct a brand new home on the same piece of land. This home, depending on the zoning of the lot, can either be attached or detached.
What is an Attached Infill?
An attached infill is built where there is a party wall attaching the two homes together. These can only be constructed with the right zoning on the lot that allows for this type of construction. Many infills in Calgary are exactly this, an attached infill. You will have a fence in the backyard that is also shared that goes right down the middle of the lot and has your respective yards on either side. You can also expect to see a double garage in the rear of your home, but yes, as you can guess, that too is also attached and has a shared yard.
Many attached infills have a frontage of about 25 or more ft, which makes the lot width smaller than if you were in a detached infill.
What is a Detached Infill in Calgary?
A Detached infill is a newly constructed home on a older and more mature lot. Typically you can find older bungalows or homes that have been there for decades on the same street or in the same neighbourhood. The detached infill is not attached to any other home and typically has a wider lot than it's attached counterpart. There are many builders in Calgary that will purchase or use 100 (or so) feet, which is measured at the front of the lot, and split that into 3 detached homes. So once where there was two 50 ft lots with two homes, now becomes three infill detached homes with about 33 feet wide lots each.
You can expect to pay more for a detached infill in Calgary than you would an attached infill because the size of the home home will be much larger as well as the lot size is typically wider.
