The tiny community of Bonavista Downs doesn’t often get mentioned in the typical south communities of Calgary. It could be larger communities overshadow this neighbourhood, but that simply means that more residents are missing out on what this community offers. The community is formed by natural borders, and only two roads enter in or out of the homes here. The triangle is formed by Bow Bottom Trail, Anderson Rd, and a natural ridge separating it from the larger neighbourhood of Lake Bonavista. This pocket of homes has cul-de-sacs, avenues, and lanes with undisturbed homes.
There are just shy of 1000 residents living here, a fairly small number compared to the average neighbourhood in Calgary. There are just 360 homes here, each of them the single-family housing that we expect from communities in this area. Most of the homes are typically spacious and cater for medium-to-large families with the intention of remaining in this area. In fact, of the residents here, 70% have lived in their homes for 5 years, while closer to 90% of residents have lived here for longer than a year. The demographics tell more of the story of the neighbours you’ll meet. The average wage is higher than Calgary’s standard with many residents holding post-secondary degrees and certificates. Just 16% of the population is made up of first-generation Canadians, a number that’s fairly low compared to the rest of the city. The average age is older with a more established, mature feel about the whole community. We see this is in stable neighbourhoods with consistent property value rates.
In spite of its smaller size, the Bonavista Downs Community Association still exists to care for this neighbourhood. This volunteer organization is dedicated to promoting the interests of people living here, a common trait among all community associations. They have their own community hall in which they offer several after-school programs, classes, events, and adult education learning opportunities.
This small community enjoys a healthy number of amenities that help retain the people living here. The neighbourhood enjoys access to the greater Lake Bonavista neighbourhood. Including the two private lakes in this area. These lakes provide summer and winter activities for the whole family, including swimming, skating, and fishing as well. Residents also use the nearby Fish Creek Provincial Park and Bow River as centres of outdoor activity.
The community is boarded by large greens that residents can utilize for outdoor activities:
Shopping is simple with major retail centres like Southcentre Mall, Willow Park, and Deerfoot Meadows within a few minutes for anyone living here. They’ll also find a number of high-quality restaurants and professional services within easy access. Commuting is made simple along major routes like Deerfoot Trail and Anderson Rd. This removes the feeling of isolation that plagues exclusive neighbourhoods like this. The residents here never feel boxed in or alone.
For students living here, they have great access to the schools zoning meant for them to access some of the best options in the south of Calgary. Schools like Haultain Memorial School, Andrew Sibbald School, and Saint Boniface Elementary School give the community excellent choices for elementary classes. St Boniface is ranked in the top 100 schools in Alberta and a reputable choice for faith-based education options.
The closest options for high schools include Dr. E.P Scarlett High School, Bishop O’Byrne High School, and Lord Beaverbrook High School. Both Scarlett High School and Bishop O’Byrne have excellent choices for academic, athletic, and fine arts programs. These schools rank in the top 50 high schools in the province by the Fraser Institute for their commitment to excellence in all areas.
