7 Hottest New Communities in Calgary

The Calgary real estate market has been bustling for the last couple of years. So far in 2022, more and more buyers are looking into new builds, both as residential and investment properties.

There are seven new communities in the city and we gathered all the information you need to know about each neighbourhood.

Rockland Park

Rockland Park is one of Calgary's first master plan communities in over a decade in the Northwest. The neighbourhood celebrates connections to the land, nature, history, family, and four seasons of recreation in a breathtaking setting—indeed, a place to connect with nature and each other.

The location of this community is right on a ridge, overlooking the river and views of the mountains Northwest. Here, you will find plenty of detached homes, duplexes, townhouses, and estate homes.

The main builders in the area are Brookfield Residential, Cedarglen Homes, Morrison Homes, and Avalon Master Builder. Properties here range from $400,000 to over a million dollars.

Glacier Ridge

The beautiful community of Glacier Ridge is also in the Northwest. It is right north of Nolan Hill. It is on the sweeping valley right behind Nolan Hill, so it has a gorgeous view north of the city.

There are a lot of detached homes for sale here, like paired homes, laned homes, front-drive homes, and park front homes. These are made up of two-story, three-story, and move-up properties valued at $500,000 and up. The builders here are Cedarglen, Morrison, Shane, Trico and Jayman.

Ambleton

Ambleton is nestled in the heart of Northwest Calgary and within walking distance to the already established community of Evanston. This brand-new community will have everything you could ever imagine.

All the essential amenities like schools, daycares, medical services, parks, pathways, and retail are only five minutes away from Ambleton. The types of properties you will find here are front-garage, townhomes, duplexes, and laned homes.

$300,000 to $600,000 plus is the price range we see in the area right now. And the builders working on this site are Shane Homes, Sterling Homes, Trico Homes, Broadview Homes, Jayman Built and Truman.

Homestead

Homestead is in the Northeast. It is a place that residents can feel proud to call home and will for many years to come. Homestead boasts easy access to major roadways like Stoney Trail and Metis Trail.

Here, diversity is celebrated and embraced as neighbours feel connected to each other and the community. The properties you will find here are townhomes, front garage and laned homes.

The price range of homes here is anywhere from $400,000 to $600,000 and over. Partners Development Group, Excel Homes, Genesis Builders, and Trico Homes are the different builders here.

Belvedere

This new community is creating a lot of buzz because of their attached properties with a unique ability for rentals in the area. It is in a premium location, adjacent to the East Hills Shopping Center, which has Costco and many other big box stores.

Only 15 minutes from downtown, Belvedere is destined to become one of Calgary's most sought-after communities. Imagine a neighbourhood where ease of access to employment, entertainment, green space, retail, dining, and recreation is right outside your front door.

There will be some detached and attached single-family homes here, as well as townhouses and condos. Not all the other communities are building condos, but Belvedere is. So that will obviously give buyers a wide range of prices from $200,000, $300,000 and up.

Rangeview

If you know where Mahogany is in the Southeast part of Calgary, Rangeview is just south of that. The community is inspired by the old Ollerenshaw family legacy and respect for Alberta's agricultural roots.

Alpine Park
